Your booking can be cancelled for free if the Visa application has been denied.
A booking can be cancelled for free if you have failed to obtain the required qualifications to get into your university of choice.
A booking can be cancelled for free because of the ongoing COVID-19 situation
The duration of the Contract must be at least 9 months between 12:00 on the day of entry and 12:00 on the day of departure established in the Accommodation Contract. Do I need to pay a deposit? Yes, and the deposit pays part toward the Damage Deposit when due. A security deposit of €250 must be paid in advance to make a booking. This fee then forms part of the Damage Deposit of €800. A guarantor is needed to stay with us, If you have a Spain based guarantor, you can pay your rent in instalments. Alternatively, you can pay your annual rent upfront in a lump sum. We only accept full-time students of 18 yrs and older. Bed linen and towels are provided and washed once a week included in your cost.
If you sign your Tenancy Agreement on or after 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment, together with any other payments of Rent you may have made.
Bookings made for Semester 2 or 3 starting after the 1st January 2022 If you sign a Tenancy Agreement for a semester 2 or 3 beginning after the 1st January 2022, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 15 November 2021 or 8 weeks before the start of your agreement whichever is the shortest. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment, together with any other payments of Rent you may have made.
If you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). It is strategically located in Ciudad Universitaria, where you can reach any of the Faculties quickly and easily, it is an ideal option to make the most of the university experience. You will have less than 7 minutes on foot, the Polytechnic University of Madrid (UPM), the San Pablo University (CEU) and the Complutense University of Madrid (UCM).
In addition, if you want to go to the city centre you can do it at just a few metros stops since the residence is located near the Vicente Aleixandre and Guzman el Bueno metro stations, as well as the EMT bus, which stops just 4 minutes on foot.
The area is very well connected to study, to get to know the city and even to travel since you can come and go from the A Madrid airport in just 20 mins

In times of uncertainty and your peace of mind, we recommend you select a flexible rate with free cancellation. If your plans change, you can always cancel free of charge until the cancellation expires.
